Vref vs Blue Book
Why is the blue book base price -5k difference from Vref? Any ideas?

Try a different lender. Many use just vRef.

Next, be aware that Blue Book is used by brokers and lenders, while Vref is commonly used by advertisers. The difference is.... advertisers are hoping to convince an owner that selling is more profitable in order to convince the owner to advertise with a listing.

My broker uses vRef and has obtained several loan approvals (and loans) for me from lenders that also use that resource. Shop around.
